What Buyers Ask About Home Inspections in Texas

Texas has its own rules, its own soil, and its own risks. Here's what you should know.

How long does a home inspection take?

Most inspections run between 2 and 4 hours, depending on the size and age of the home. Larger homes, older homes, and homes with pools or outbuildings take longer. We don't rush. We take the time to check everything right.

Can I attend the inspection?

Yes — and we encourage it. Walking the house with your inspector is the single best way to understand the property's condition. You'll see the findings in person, ask questions on the spot, and leave with a much better sense of what you're buying.

What does TREC require in a Texas home inspection?

Texas home inspectors are licensed by the Texas Real Estate Commission (TREC) and must follow the TREC Standards of Practice. This requires inspection of structural systems, electrical, plumbing, HVAC, roofing, and more. Inspectors fill out the official TREC Property Inspection Report form and mark items as Inspected, Not Inspected, or Deficient. We follow every TREC requirement — and go beyond it.

What's NOT included in a standard home inspection?

A standard inspection is a visual assessment of accessible systems and components. It does not include cosmetic flaws, items behind walls or underground, mold testing, termite inspections, pool equipment, septic systems, or wells. We offer several of these as add-on services — see below.

Why does the foundation matter so much in North Texas?

DFW sits on expansive clay soil. It swells when wet and shrinks when dry. That constant movement puts stress on slab foundations and can cause cracking, uneven floors, and door/window alignment issues over time. Foundation performance is one of the most important things we evaluate during every inspection.

When should I schedule my inspection during the option period?

As early as possible. Your Texas option period is typically 7–10 days, and you need time to get the report, review it, request repairs, and negotiate. Call us the day you go under contract and we'll get you on the calendar fast.
